Annual Essential Safety Measures Report (AESMR)
Assessment Purpose:
Stakeholders and occupants of buildings have an expectation that Essential Safety Measures installed within their building/s will perform as they are intended and are undergoing required maintenance as applicable. This helps to ensure the safety of the building’s occupants, surrounding properties and the building itself.
Victorian Building Legislation has made it mandatory for both building owners and occupiers to fulfill their roles in ensuring that these Essential Safety Measures are maintained and performing as required.
Certification is to be achieved on an annual basis in the form of an Annual Essential Safety Measures Report.
This annual report provides occupants and stakeholders with the peace of mind that assessment has taken place and that the building’s systems will perform /operate as intended.
ESM Compliance offers building owners/property managers a compliance package whereby we manage this process offering clients peace of mind that their building/s are complying with current legislative requirements and providing safety to their occupants and the physical building.
ESM Compliance can prepare and sign off your buildings Annual Essential Safety Measures Report.
ESM Compliance will compile and issue System Condition Reports to all of the contractors carrying out maintenance to the Essential Safety Measures within your building. Once these reports are received, reviewed and signed verifying compliant maintenance and performance, we will issue a signed Annual Essential Safety Measures Report for you to keep on your premises for review by the Chief Officer or Municipal Building Surveyor upon request.
Note: An Agency Agreement is to be signed authorising ESM Compliance to act on the owners behalf. This agency agreement clause is located within the formal contract. Occupancy Permits for Sub division one buildings are required in order to produce the AESMR. It is the responsibility of the client to obtain the Occupancy Permit.
ESM Compliance will provide certification of Means of Egress items and Passive items if engaged to carry out those inspections and reports.
Certification is to be achieved on an annual basis in the form of System Condition Reports and an Annual Essential Safety Measures Report.
