New Requirement
Owners of buildings built post 1st July 1994 are required to prepare an Annual Essential Safety Measures Report. As of the 13th June 2009 all commercial building owners regardless of the building’s age will have this requirement placed upon them.
An agent of the owner may complete the Annual Essential Safety Measures Report if written delegation is provided.
ESM Compliance can provide a determination of your buildings Essential Safety Measures and create a maintenance regime applicable to your building. This Regulation comes into effect as of the 13th June 2009, achieving compliance and providing certification should take place within the 12 months prior to this date.
ESM Compliance offers building owners/property managers a compliance package whereby we manage the process of creating the determination. We collate a list of system condition reports to support evidence that each Essential Safety Measure has been maintained and is performing at the required level. We can provide certification on means of egress and passive elements within your building and can prepare the Annual Essential Safety Measures Report (AESMR).
As of 13th June 2009, it is the responsibility of owners of Subdivision Two buildings to ensure that records of all maintenance checks and any service or repair work carried out to Essential Safety Measures are available for inspection by the municipal building surveyor or chief officer.
